In the initial step, CLC will work to define your current
and future space needs accurately - amount of space, kind
of space, location, necessary amenities, and location
with respect to competitors, move date and special needs.
This involves studying your current space and defining
goals and objectives for your new space.

CLC will prepare a comprehensive list of properties that
match your specific criteria for you to consider. We will
discuss them, and then select the properties of further
interest based on your company's goals and objectives.

CLC will arrange for and tour the buildings and compare
the features with your actual needs and preferences. The
end result of this stage is a short list of the most suitable
properties.

CLC will prepare and send a formal Request For Proposal
to the representatives of the most viable properties,
requesting terms and conditions for leasing office space.
CLC generates a customized RFP to lease directing owners
to specifically define the terms and conditions under
which they would lease space to your company.

CLC will analyze the landlords' proposals comparing economic
factors such as rental rate, escalations, architectural
efficiencies, improvement allowances, parking and proposed
concessions. We will also compare the buildings' functional
characteristics, floor location and size, expansion options,
and building amenities.

CLC will discuss the proposals with you and make recommendations
to formulate a strategy to counter proposed terms and
conditions. CLC, as your advocate, will aggressively represent
your interests in all negotiations with the landlord(s).

CLC, at no charge, can recommend vendors of telephone
cabling, office equipment and furniture, and keep you
aware of time critical scheduling. |

CLC can recommend qualified and experienced space planners
to insure efficient, functional office design for your
particular needs and objectives. Space plans that work
for your company.

|
As the space is being built out, CLC will maintain contact
with the landlord/contractor to insure steady progress
and satisfactory completion on time and within budget.

|
|
Carey Laumer Commercial Realty will assist with coordination
of your move-in with your new landlord/property manager.
CLC will also oversee the completion of any "punch list"
items.
